About the Process

How did you get my information?
I research public land records to find landowners who might be interested in selling. Your name and property info are available through county public records — the same records anyone can access.
Do I have to sell if I respond?
Absolutely not. Responding — or even receiving an offer — creates zero obligation. You can say "not interested" and I will respect that completely. No follow-up pressure.
How long does the whole process take?
From the moment you accept an offer, closing typically takes 30 days. The title company handles most of the work, and you can sign documents from home.
Do I need to be present at closing?
No. Everything can be done remotely and all documents can be signed online.
What kinds of land do you buy?
Vacant land, rural acreage, wooded lots, agricultural parcels, desert land, residential lots — I buy most types of land across the US.

About Payment

How much will you offer for my land?
It depends on the property — size, location, access, zoning, and comparable sales all factor in. I research each parcel individually and make the most fair offer I can. I'll always explain how I arrived at the number.
Are there any fees or commissions I pay?
Zero. You pay nothing. I cover all closing costs, title fees, and recording fees. The number in the offer is what you receive.
How do I get paid?
At closing, the title company distributes funds to you directly — either by check mailed to your address or by wire transfer to your bank account. Your choice.
Can I negotiate the offer?
Yes, always. If you feel the offer is too low, tell me — I'm open to conversation. The worst I can say is that I can't go higher, and you're free to decline.

About the Agreement

What is the purchase agreement?
It's a simple, standard real estate contract that outlines the price, property description, closing timeline, and terms. It's the same type of document used in any land sale — just simpler because there's no agent involved.
Can I have an attorney review the agreement?
Absolutely, and I encourage it. You should always feel comfortable with anything you sign. Take as much time as you need.
What happens after I sign the agreement?
I send the signed agreement to the title company — they're the neutral middleman who ensures everything is handled properly and protects both of us throughout the transaction. They open an escrow, conduct a title search, and coordinate the closing. You'll receive closing instructions from them directly.
How long does closing take?
Closing typically takes 30 days from the time the agreement is signed. The title company handles all the paperwork and coordinates everything — you just sign and wait for your payment.
