We Talk About Your Property

I've already done my homework on your property, but I may ask a few quick questions to confirm details like whether the property has utilities available — water, sewer or septic, electricity — just to make sure I have the full picture. And if you don't know the answers to those questions, no worries at all. I can figure that out on my own. I'll come back to you with a fair cash offer within 24–48 hours.

You Get a Written Offer

I send a simple purchase agreement by email or text. It spells out the price, timeline, and terms in plain language. You can take your time reading it, share it with a family member or attorney, or ask me any questions. You are under zero obligation to accept.

Title Company Closes the Deal

Once you sign and return the agreement, I send it to a licensed title company. Think of them as the neutral middleman — they make sure everything is handled properly and protect both you and me throughout the process. They handle the deed transfer, title search, and fund distribution. You don't need to leave your house — everything can be done by mail or digitally. Closing typically takes 30 days.
